Roof Condition Report

A Roof Condition Report is based on a visual inspection of the roofing and roof-related sheet metal flashings.  The report also includes a visual inspection of  roof-mounted appurtenances such as skylights, fans, vents, and air handling units.

Photographs are embedded in the report to assist in identifying the conditions and locations referenced.  Reports are usually provided in electronic format for ease of storage and distribution, however printed copies are available on request.

Unless previously arranged, a standard Roof Condition Report does not include core samples or cut tests and is restricted to visual surface observations.  It is usually possible to provide the desired information without cutting into the roof assembly.  Also please note that a standard Roof Condition Report does not include budget figures for reroofing, unless previously agreed.
 

A Roof Condition Report  will usually provide the following information:

  • Existing Roof Systems

Identification of the types of roof assemblies on the building, including information regarding slopes, drainage, and sheet metal flashings.

In some instances, core samples or cut tests may be required to determine the presence of roof insulation and a vapour retarder.
 

  • Observations

The report will detail observations regarding the general condition of the roofing.

It will also indicate any obvious defects or problem conditions.
 

  • Comments and Recommendations

The report includes comments and opinions as to the general condition of the roofing.  Noted defects and problem conditions will also be addressed, usually with accompanying pictures to assist in identification.

Note in many instances, The Owner is already aware that the roofing is approaching the end of its service life and requires replacement.  In these cases, the initial report may only be required to confirm what is already known, and to provide a professional opinion.  If it is known in advance that roof replacement is necessary, it may be advantageous to combine the Roof Condition Report with a Roof Replacement Budget Forecast.  A proposal and schedule for Project Management Services can also be included at this time.
 

  • Summary and Conclusions

The report includes a snapshot summary of observations, comments, and recommendations.  As all projects have unique facets, I may also include additional comments and opinions that are pertinent to this particular installation.

Roof Replacement Budget Forecast

A Roof Replacement Budget Forecast is intended to indicate the approximate costs for installation of a new roof assembly.  If core samples or cut tests have not already been taken, they may be required to at this time in order to accurately determine existing conditions and requirements.

Budgets are based on current market conditions and recent reroofing history of similar projects.  Viable options may also be listed with their approximate relative costs.

A concerted effort is made to be as accurate as possible.  Please note that the roofing market has been volatile in recent years and variances from the figures provided are not uncommon.

Project Management Services

This is a complete Project Management Program and includes the following services:

  • Necessary meetings and investigative work
     

  • Preparation of Architectural drawings, Specifications, and Contract Documents.
     

  • Assistance during tendering period, site tour with contractor bidders, addenda etc.
     

  • Preparation of Formal Agreement Between Owner and Contractor
     

  • On site Field Reviews (inspections) during demolition and construction.
     

  • Schedule compliance; Change Orders, Certificates for Payment.
     

  • Certificates of Performance, rectification of deficiencies, approval of project for third party Warranties
     

  • All disbursements.
     

  • Documentation including  as-built drawings, pictures, and field reviews on CD at close-out.
